What is DubaiDirect?+
DubaiDirect is a peer-to-peer rental marketplace in Dubai. Landlords post their own properties; tenants contact them directly via WhatsApp. No real estate agents, no commission.
How is DubaiDirect different from listing portals?+
Traditional listing portals are agent-first platforms. The vast majority of their listings are posted by agencies, not owners. DubaiDirect is owner-only by design. We verify listings, block agency accounts, and charge tenants a small flat fee to contact owners instead of a 5% commission.
Is DubaiDirect legal in the UAE?+
Yes. DubaiDirect is operated by KIND and More FZ-LLC, a company licensed by RAKEZ (Ras Al Khaimah Economic Zone), trade licence 47022978. The platform complies with applicable UAE data protection and e-commerce regulations.
Is my personal data protected?+
We collect only what is necessary (email, phone for contact purposes) and never sell your data to third parties. Full details are in our Privacy Policy.
For owners
Can I list for free?+
Yes. The Free plan lets you post one active listing at no cost, with no credit card required. You can upgrade to Pro (149 AED/month) for up to 3 listings, a verified badge, priority placement, and access to the lead dashboard.
I'm a real owner. How do I prove it?+
When creating your listing you confirm via a mandatory owner declaration that you own or are authorised to rent the property. Optionally, you can upload your Title Deed for a "Direct Owner" verified badge, which increases tenant trust significantly.
What happens if my listing is flagged?+
Our system scans listings for agent signals (agency keywords, multiple listings from the same WhatsApp number, tenant reports). A flagged listing may be put in "pending review" and hidden from search until our team reviews it, typically within 24 hours.
Can I cancel my subscription anytime?+
Yes. Subscriptions are monthly with no lock-in. You can cancel from your dashboard at any time; access continues until the end of the billing period.
For tenants
What is the Tenant Pass?+
The Tenant Pass is a one-time 149 AED payment that gives you 14-day access to owner contact details across all listings. Once purchased, you can message any owner directly on WhatsApp. No agent involved, no additional fees.
What can I see before buying the Tenant Pass?+
All listing details (photos, price, community, bedrooms, amenities, availability) are visible for free. The Tenant Pass only unlocks the direct WhatsApp contact to the owner.
Is the 149 AED a recurring charge?+
No. It is a one-time payment for 14 days of access. After 14 days, you can purchase again if needed.
What if a listing turns out to be from an agent?+
After contacting an owner, you can submit a report directly from the listing page. We investigate every report: confirmed agent accounts are suspended and their listings removed. If you were misled, contact us at contact@dubaidirect.ae.
Can I save listings to review later?+
Yes. You can save any listing by clicking the heart icon. Saved listings are accessible from your dashboard at no cost. You only need the Tenant Pass when you want to contact an owner.
What happens when my Tenant Pass expires?+
After 14 days, the pass expires and owner WhatsApp numbers are no longer visible. Your saved listings remain in your dashboard. You can purchase a new Tenant Pass at any time from your account.
Can I contact owners without a Tenant Pass?+
Without a Tenant Pass, owner WhatsApp numbers are not visible. You can browse all listings, view photos and details, and save favourites for free. The Tenant Pass (149 AED, one-time) unlocks direct WhatsApp access to every owner on the platform for 14 days.
What is the refund policy for the Tenant Pass?+
If you have not accessed any owner contact details within 48 hours of purchase, you can request a full refund by emailing contact@dubaidirect.ae. Once you have viewed an owner's contact information, the pass is non-refundable.
How do I report a suspicious listing?+
On any listing page, use the "Report" link and select "I think this is posted by an agent, not the owner." We review every report within 24 hours. Confirmed agent listings are removed and the account suspended.
Neighborhood quiz
How does the neighborhood quiz work?+
The quiz asks 6 questions covering your household situation, annual rent budget, workplace location, transport preference, lifestyle priorities, and one non-negotiable requirement. Each answer activates a set of scoring dimensions (beach access, school proximity, metro connectivity, commute time, security, and more), which are matched against 30 Dubai communities. The match percentage reflects how closely each community scores across the dimensions you activated.
Can I trust the match percentages?+
The scores reflect real characteristics of each community based on verified local knowledge: metro accessibility, school density, commute times, price ranges, and lifestyle profile. They are a useful starting point, not a guarantee. We recommend using the results to shortlist 2 to 3 communities, then browsing listings in each to compare real prices and availability before making a decision.
Payments & billing
What payment methods are accepted?+
We accept all major credit and debit cards (Visa, Mastercard, American Express) via Stripe, a PCI-DSS Level 1 certified payment processor. Card details are never stored on our servers.
Can I get a refund?+
Owner subscriptions: if you have not used any Pro features since your last billing date, contact us within 48 hours for a refund. Tenant Pass: refunds are issued if you have not viewed any owner contact details.
Will I receive an invoice?+
Yes. A payment receipt is sent automatically to your email after each transaction. You can also download invoices from your billing portal (accessible from Dashboard → Subscription → Manage billing).
