How the calculation works

Agent commission: We use 5% of annual rent, which is the standard tenant commission charged by real estate agents in Dubai. This is paid once, upfront, before you move in.

Tenant Pass cost: A flat one-time payment of 149 AED for 14-day access to all owner contacts on the platform.

Your saving = (Annual rent × 5%) - 149 AED. For example, on a 120,000 AED/year apartment: 6,000 - 149 = 5,851 AED saved.

Note: the saving shown is for tenant commission only. Some landlords also add a 5% agency fee on top of the rent. Going direct eliminates that risk entirely.

Verified owner listings

Every listing is posted by the property owner. Owners who upload their Title Deed receive a "Direct Owner" badge. All paid-plan owners display a "Verified" badge.

Why it matters: On traditional portals, an estimated 30-40% of listings are posted by agents even when marked as "owner". On DubaiDirect, agent accounts are blocked at registration and flagged by our NLP scoring system.

Direct WhatsApp contact

The Tenant Pass unlocks the owner's WhatsApp number on every listing. One tap opens a pre-filled message so you can start the conversation immediately.

Why it matters: Cutting out the agent removes the most time-consuming part of the rental process. No more waiting 24-48 hours for an agent to "check with the landlord". The answer comes directly from the person who decides.

14-day access, all listings

The 149 AED Tenant Pass gives you 14 days to contact as many owners as you want. There is no per-contact fee.

Why it matters: Renting in Dubai moves fast. A good apartment in a popular community can be gone within 48 hours. Having unrestricted access for 14 days means you can move quickly without paying each time.

Report suspicious listings

After contacting an owner, you can submit a report if you suspect the listing is actually managed by an agent. Reports are reviewed within 24 hours.

Why it matters: This creates a trust loop: tenants who encounter agents posing as owners can flag them, which improves the quality of the platform for everyone. Confirmed agent accounts are suspended and their listings removed.
