1. Introduction and Acceptance
These Terms of Service (“Terms”) govern your access to and use of the website dubaidirect.ae and all associated services (collectively, the “Platform”), operated by KIND and More FZ-LLC, a company registered in the Ras Al Khaimah Economic Zone (RAKEZ), UAE, with licence number 47022978 (“DubaiDirect”, “we”, “us”, or “our”).
By accessing or using the Platform, you confirm that you have read, understood, and agree to be bound by these Terms. If you do not agree, you must immediately stop using the Platform.
These Terms constitute a legally binding agreement between you and KIND and More FZ-LLC.
2. Nature of the Platform
2.1 What DubaiDirect is
DubaiDirect is a technology platform provider, specifically a digital listing and discovery platform. It enables property owners in Dubai to publish residential rental listings and enables prospective tenants to browse those listings and contact owners directly.
DubaiDirect provides technology tools (including listing publication, search, filtering, and direct owner contact) to facilitate connections between private landlords and tenants.
DubaiDirect is not a party to any transaction, agreement, or communication between owners and tenants. All rental arrangements occur exclusively and directly between the parties concerned.
2.2 What DubaiDirect is not
DubaiDirect is not a real estate agency, broker, or intermediary as defined under UAE law, including but not limited to the provisions of Dubai Law No. 85 of 2006 and its amendments, and regulations issued by the Real Estate Regulatory Agency (RERA).
DubaiDirect does not:
- Represent, act on behalf of, or negotiate on behalf of any owner or tenant
- Collect, hold, or transfer rental payments or security deposits
- Execute or mediate tenancy agreements or Ejari contracts
- Provide valuation, investment, or legal advice
- Verify the legal title or ownership status of any listed property beyond the owner identity verification described in Section 7
All rental agreements, negotiations, and transactions occur exclusively and directly between the property owner and the tenant. DubaiDirect has no role in and bears no responsibility for those transactions.
2.3 No commission
DubaiDirect charges owners a flat subscription fee for access to the Platform. DubaiDirect does not charge, collect, or receive any commission, percentage, or fee based on the value of any rental transaction conducted through or as a result of using the Platform.
3. Eligibility
To use the Platform, you must:
- Be at least 18 years of age
- Be legally capable of entering into binding contracts under applicable law
- Reside or hold property in the UAE, or be actively seeking to rent property in the UAE
By using the Platform, you represent and warrant that you meet these requirements.
4. User Accounts
4.1 Account creation
To list a property, you must create an account and provide accurate, current, and complete information including your full name, email address, and WhatsApp number. Tenants may browse listings without creating an account.
4.2 Account responsibility
You are solely responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. You must notify us immediately at contact@dubaidirect.ae if you suspect unauthorised access to your account.
4.3 Accurate information
You agree to keep your account information accurate and up to date at all times. Providing false, misleading, or incomplete information is grounds for immediate account suspension or termination.
5. Owner Subscriptions
5.1 Plans and pricing
DubaiDirect offers subscription plans for property owners and an optional paid tier for tenants who wish to access AI-powered search tools.

Owner Pro plan includes the tenant AI features at no additional cost. The Direct Access Pass is intended for standalone tenants who do not hold an owner subscription.
Pricing is displayed in AED (UAE Dirhams) and is subject to change. Any change in pricing will be communicated to active subscribers at least 30 days in advance.
5.2 Billing
Subscriptions are billed on a monthly basis. Payment is processed securely via Stripe (during the MVP phase) and Telr (upon full production launch). By subscribing, you authorise DubaiDirect to charge your payment method on a recurring monthly basis until you cancel.
5.3 Cancellation
You may cancel your subscription at any time from your account dashboard. Upon cancellation, your subscription remains active until the end of the current billing period. No partial refunds are issued for unused days in a billing period, except as provided in Section 5.4.
5.4 Refund policy
DubaiDirect offers a 48-hour refund window from the moment of initial subscription or plan upgrade. If you request a refund within 48 hours of your first payment for a given plan, we will issue a full refund to your original payment method.
After 48 hours, no refunds are issued. This policy reflects the nature of the rental market in Dubai, where listings may generate tenant contacts within hours of publication.
To request a refund, contact us at contact@dubaidirect.ae within the applicable window with your account email and subscription details.
5.5 Failed payments
If a payment fails, DubaiDirect will attempt to retry the charge. If payment cannot be processed within 7 days of the due date, your subscription will be downgraded to the Free plan and active listings above the Free plan limit will be paused automatically.
6. Listing Rules for Property Owners
6.1 Accuracy
All listing information you publish must be accurate, truthful, and current. This includes but is not limited to: property type, location, number of bedrooms and bathrooms, surface area, price, availability date, furnishing status, and photos.
6.2 Prohibited listings
You must not publish listings that:
- Relate to a property you do not own or do not have the legal right to rent
- Contain false, misleading, or fraudulent information
- Duplicate a listing already published on the Platform
- Relate to a property that has already been rented
- Violate any applicable UAE law or regulation
- Contain offensive, discriminatory, or illegal content
6.3 Prohibition on agent and intermediary listings
Listing a property on the Platform as a real estate agent, broker, property manager, or any other intermediary (whether RERA-licensed or not) is strictly prohibited unless you are the registered legal owner of the property, as evidenced by a valid DLD title deed in your name.
The following are expressly prohibited:
- Publishing a listing on behalf of a property owner under any form of agency, management, or referral agreement
- Using the Platform to generate leads that are then passed to a third party or handled by an agent
- Sharing contact details belonging to an agency, brokerage, or intermediary in any listing field
- Publishing multiple listings from a single account where the properties are not all owned by the registered account holder
A violation of this section constitutes a material breach of these Terms and will result in immediate removal of all listings and permanent suspension of the account, without refund.
6.4 Photos
Photos published on the Platform must accurately represent the property. Stock images, photos of different properties, digitally altered images that misrepresent the property’s condition, and images to which you do not hold the rights are strictly prohibited.
6.5 Listing expiry
Listings are subject to automatic expiry in accordance with applicable UAE regulations and Platform policies. Owners are responsible for keeping their listings current and marking properties as rented once a tenancy agreement has been signed.
6.6 Removal
DubaiDirect reserves the right to remove any listing at any time, without prior notice, if it violates these Terms, applicable law, or Platform policies, or if we receive credible reports of fraud or misrepresentation.
6.7 Rental Tracking and tenancy data
The Platform includes a Rental Tracking feature that allows owners to record tenancy details (signed rent amount, cheque schedule, and security deposit) when marking a property as rented.
By using the Rental Tracking feature, you:
- Declare that you are the owner or an authorised representative of the owner of the property, and that you are legally entitled to record the tenancy details submitted.
- Acknowledge that DubaiDirect acts exclusively as a technology platform provider in relation to tenancy data. DubaiDirect does not participate in, facilitate, witness, or bear any responsibility for the underlying tenancy transaction, and does not collect, hold, process, or transmit any rental payment, security deposit, or cheque on behalf of any party.
- Agree that DubaiDirect may use tenancy data in aggregated and anonymised form (with a minimum of three independent leases, in a manner not traceable to any individual property, owner, or lease) for the purpose of generating market analysis and improving Platform AI features (price suggestions, negotiation scores). Individual tenancy data is never disclosed to tenants or third parties.
This clause is consistent with DubaiDirect’s positioning as a non-intermediary SaaS platform. DubaiDirect does not receive, process, or retain any financial payment related to any tenancy arrangement recorded through this feature. The use of this feature does not in any way engage DubaiDirect as a real estate agent, broker, or intermediary under applicable UAE regulations, including those issued by the Real Estate Regulatory Agency (RERA).
7. Owner Identity and Ownership Verification
7.1 Two-tier verification system
DubaiDirect operates a two-tier verification system designed to protect tenants from dealing with undisclosed intermediaries.
Tier 1: Identity Verification (“Verified Owner” badge)
Available to Pro subscribers. Requires submission of a valid Emirates ID or passport. Confirms the identity of the account holder. Does not confirm property ownership.
Tier 2: Ownership Verification (“Direct Owner” badge)
Available to Pro subscribers who have completed Tier 1. Requires upload of a valid DLD title deed matching the account holder’s identity. The “Direct Owner” badge is displayed on all listings of a verified owner and is intended to give tenants maximum assurance that they are communicating directly with the legal owner.
7.2 Scope of verification
Verification at both tiers confirms documents submitted to DubaiDirect. It does not constitute a formal legal determination of ownership or right to rent. DubaiDirect does not access or verify records held by Dubai Land Department (DLD), RERA, or any other government authority in real time.
7.3 Owner responsibility
By listing a property, you warrant that:
- (a) you are the legal owner of the property or have been expressly authorised in writing by the legal owner to list it for rent;
- (b) you are not acting as a real estate agent, broker, property manager, or any other intermediary;
- (c) the contact details provided in your listing are your own personal contact details and not those of an agency, brokerage, or third party.
DubaiDirect bears no responsibility for disputes arising from unauthorised or misrepresented listings.
7.4 Owner Declaration
At the time of publishing each listing, you are required to confirm, by ticking a mandatory checkbox, that you are the legal owner of the property and that you are not acting as an agent or intermediary. This declaration forms part of these Terms and is binding.
7.5 Title Deed submission
Owners who submit a title deed for Tier 2 verification grant DubaiDirect a limited licence to store and review the document for the sole purpose of identity and ownership verification. Title deed documents are stored in a private, access-controlled storage environment and are never made publicly accessible.
8. Tenant Use
8.1 Tenant access and optional subscription
Tenants may browse listings, save favourites, and contact property owners free of charge. DubaiDirect does not charge tenants any commission or fee based on any rental transaction.
An optional paid access, Direct Access Pass (149 AED, one-time for 14 days), is available to tenants who wish to unlock owner contact details and access AI-powered features including property scoring and comparison, and negotiation assistance (AI features coming soon). This access is entirely voluntary; core Platform functionality (browsing, filtering, and searching) remains free. See Section 5.1 for full plan details.
Property owners subscribed to the Pro plan already have access to all tenant AI features at no additional cost and do not need the Direct Access Pass separately.
8.2 Due diligence
Tenants are solely responsible for conducting their own due diligence before entering into any tenancy agreement. This includes verifying the identity of the owner, confirming ownership of the property (via DLD title deed verification), inspecting the property, and seeking independent legal advice if required.
DubaiDirect does not endorse, recommend, or guarantee any listing or property owner on the Platform.
8.3 Direct contact
When a tenant contacts a property owner via the Platform (including via WhatsApp), that communication is direct and private. DubaiDirect is not a party to that communication and bears no responsibility for its content or outcome.
9. Prohibited Conduct
You must not use the Platform to:
- Impersonate any person or entity
- Act as, or represent yourself as, the owner of a property that you do not legally own
- List a property on behalf of a third party without acting as the registered legal owner
- Share agency, brokerage, or intermediary contact details in any listing
- Use the Platform to generate tenant leads that are then redirected to a real estate agent
- Scrape, harvest, or collect data from the Platform using automated tools
- Circumvent any security or access control feature of the Platform
- Publish spam, unsolicited messages, or promotional content unrelated to genuine property listings
- Engage in any activity that could damage, overload, or impair the Platform
- Create or attempt to create any database or compilation of listings or user data extracted from the Platform
- Conduct or attempt to conduct a denial-of-service or distributed denial-of-service attack against the Platform or its infrastructure
- Violate any applicable UAE, GCC, or international law or regulation
10. Intellectual Property
10.1 Platform content
All content on the Platform not submitted by users (including the DubaiDirect brand, logo, design, software, and text) is the property of KIND and More FZ-LLC and is protected by applicable intellectual property laws.
10.2 User content
By submitting content to the Platform (including listing descriptions, photos, and other materials), you grant DubaiDirect a non-exclusive, royalty-free, worldwide, perpetual, transferable, and irrevocable licence to use, display, reproduce, adapt, modify, and distribute that content for the purpose of operating and promoting the Platform.
DubaiDirect may remove, alter, or disable access to any content you submit, at any time and without prior notice, if it violates these Terms, applicable law, or Platform policies.
You warrant that you hold all necessary rights to any content you submit and that its publication does not infringe any third-party rights.
10.3 Third-party links
The Platform may contain links to websites operated by third parties. DubaiDirect does not control those websites and accepts no responsibility for their content, accuracy, or availability. The inclusion of any link does not imply endorsement by DubaiDirect. You agree to release DubaiDirect from any claims or disputes arising from your use of or reliance on any third-party website.
11. Enforcement and Account Suspension
11.1 Monitoring
DubaiDirect uses automated and manual processes to detect listings and accounts that may violate the owner-only policy. These include analysis of listing content, email domain verification, and review of tenant reports.
11.2 Consequences of violation
If DubaiDirect determines, in its sole discretion, that an account or listing violates the owner-only policy:
- The relevant listing(s) will be removed immediately
- The account may be permanently suspended without prior notice
- No refund will be issued for any unused subscription period
- DubaiDirect reserves the right to report confirmed fraudulent conduct to relevant UAE authorities
11.3 Appeals
Account holders who believe a suspension was made in error may contact contact@dubaidirect.ae with supporting documentation. DubaiDirect will review appeals within 5 business days. Its decision is final.
12. Limitation of Liability
12.1 Platform provided as-is
The Platform is provided on an “as is” and “as available” basis. DubaiDirect makes no warranties, express or implied, regarding the Platform’s availability, accuracy, completeness, or fitness for a particular purpose.
12.2 No liability for transactions
DubaiDirect is not liable for any loss, damage, or dispute arising from:
- Any tenancy agreement or transaction between an owner and a tenant
- The accuracy or completeness of any listing
- The conduct or identity of any user
- The failure of a rental arrangement to proceed
12.3 Cap on liability
To the maximum extent permitted by applicable law, DubaiDirect’s total aggregate liability to you for any claim arising under or in connection with these Terms shall not exceed the amount you paid to DubaiDirect in the 3 months immediately preceding the event giving rise to the claim.
13. Indemnification
You agree to indemnify, defend, and hold harmless KIND and More FZ-LLC, its officers, employees, and agents from and against any claims, damages, losses, and expenses (including reasonable legal fees) arising from:
- Your use of the Platform
- Your violation of these Terms
- Any listing you publish
- Any dispute between you and another user of the Platform
14. Data Protection and Privacy
DubaiDirect processes personal data in accordance with its Privacy Policy, available at dubaidirect.ae/privacy. Data is stored on servers located on AWS ap-southeast-2 (Sydney, Australia) in compliance with applicable UAE data protection regulations, including the UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (PDPL).
By creating an account on the Platform, you consent to receive electronic communications from DubaiDirect at the email address you provide, including service notices, subscription updates, and information about the Platform. You may opt out of non-essential communications at any time via your account settings or by contacting contact@dubaidirect.ae.
15. Modifications to the Platform and Terms
DubaiDirect reserves the right to modify, suspend, or discontinue any part of the Platform at any time without notice.
DubaiDirect may update these Terms from time to time. If changes are material, we will notify active subscribers by email at least 14 days before the changes take effect. Continued use of the Platform after the effective date of any change constitutes acceptance of the updated Terms.
16. Termination
DubaiDirect may suspend or terminate your account at any time, with or without notice, if you breach these Terms or if your use of the Platform creates legal, regulatory, or reputational risk for DubaiDirect or other users.
Upon termination, your right to use the Platform ceases immediately. Sections 10, 11, 12, 13, 14, and 17 survive termination.
17. Governing Law and Dispute Resolution
These Terms are governed by the laws of the United Arab Emirates. Any dispute arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Ras Al Khaimah, UAE.
Nothing in this clause prevents DubaiDirect from seeking urgent injunctive or interim relief in any competent jurisdiction.
18. Miscellaneous
- Entire agreement: These Terms, together with the Privacy Policy, constitute the entire agreement between you and DubaiDirect regarding the Platform.
- Severability: If any provision of these Terms is found invalid or unenforceable, the remaining provisions continue in full force.
- Waiver: Failure by DubaiDirect to enforce any provision of these Terms does not constitute a waiver of that provision.
- Assignment: You may not assign your rights or obligations under these Terms without prior written consent from DubaiDirect. DubaiDirect may assign its rights freely.
